Description

Once again we are trusted to go to market with something unique. This national monument of approx. 113m2 is located on the sunniest side of the Brouwersgracht. This is one of the better locations in the city on the border of the Jordaan district and in this case there is even no groundlease!

Always wanted to live in a real 17th century warehouse? Then this is your chance. The Brouwersgracht derives its name from the many (beer) breweries that were once located here. In 1612, the digging of the canal was started. Around the same period there was a greater demand for warehouses as Amsterdam was living up to its name as the (sea) trading city of the world. The demand for storage was exponentially growing as more and more merchandise needed to be stored in bulk.

The neighborhood (district Centrum-West/Haarlemmerbuurt-West/Jordaan)
The districts may not need any introduction. Nevertheless, the location of this apartment is worth mentioning. Everything a reasonable person or more needs is within walking distance. The shopping street Haarlemmerdijk and Haarlemmerstraat are widely known for their outstanding small businesses with great produce. You will soon come to realize that these shop owners will make you spoiled and will find it hard to take anything less. Furthermore, it is full of the oldest cafes and restaurants that the city has to offer. Several well-known establishments can be mentioned with the danger of forgetting a few. There are of course more shops and supermarkets on Haarlemmerplein, but here you can also find city transport with tram and bus lines. You are a 5 minute walk away from Westerpark were there is always something to do! Amsterdam’s central station with all it’s national and international connections are within walking distance. Via the Haarlemmerweg along the Westerpark you reach the ring highway A10 (West)

The building
This warehouse was built around 1650 and is part of a row of warehouses. This particular one is known as ’the Key’ (as can be read on the facade in Dutch) and belongs to the so-called pointed warehouses. Number 252 is located in the 2nd part of the Brouwersgracht. That is beneficial because this part is quiet a tranquil place amidst a busy part of town. You also have an unobstructed view of the Palmgracht from the living room (this canal was filled in in 1885) On the north side of the Brouwersgracht you also have the light from the southwest. The front of the building is therefore always light.

The House/layout
You enter the hall through the common front door. There is a storage room at the end of the hall of approx. 6m2.
With the stairs you reach the second floor where the front door is located.

Through the front door you will find the hall of the appartment itself. This cleverly runs on the wall side of the building, so that it takes up the least amount of space. On the left you will first find a very spacious living room at the front. As can be seen in the photos, it immediately gives a unique feeling, especially with a low winter sun as thankfully was the case during the making of the photo’s. The beautiful ceiling with the characteristic beams does not disappoint. Drawn by the light from the windows, you will see a unique Amsterdam picture. The canal with that unobstructed view, the houseboats and the bridge complete the picture. My suspicion is that it will never get boring!

Back in the hall you will first find the toilet and halfway to the right the kitchen. As it is, it has sufficient cupboard space and work surface. There is now a fixed table that can be used especially during breakfast, I expect.

Walking further into the hall you will also find a very spacious bathroom on the right. This is equipped with a bath, walk-in shower and double sink. Behind the bathroom is a room that functions as both a technical room and laundry room.

At the rear of the house are the two almost equal bedrooms. This is the northeast side of the house. Here you wake up in the morning light with the rhythm of the day and it is cooler in the evenings.

Particularities;

– Double glazed front and rear windows (2021).
– VVE in proces to be done by specialized company. Monthly contribution to be set at approx €115,-
– National monument.
– No groundlease thus total onership!
– Unobstructed view.
– Living room on southwest.
